Job Title: Leasing Consultant
Reports To: Business Manager/Leasing Manager
SUMMARY
Shows and leases apartments to prospective residents, and maintains good resident relations by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
*Interviews prospective residents and records information to ascertain needs and qualifications.
*Accompanies prospects to model apartments and discusses size and layout of rooms, available facilities, such as swimming pool and saunas, location of shopping     centers, services available, and terms of lease.
*Completes lease application and collects rental deposit.
*Processes application for approval in cooperation with leasing requirements.
*Inspects condition of premises periodically and arranges for necessary maintenance.
*Maintain records of prospects to follow-up.
*Schedules move ins and completes all lease paperwork with prospect.
*Walks all move-ins and get ready’s/coordinates get ready schedule.
*Follow up with new residents after move in.
*Courteous, efficient handling of resident requests and complaints.
*Assists with all marketing duties of the property including market surveys.
*Assists with sending out notices out on late fees, evictions, renewals, etc.
*Collects information and prepares weekly reports.
*Demonstrate an understanding and willingness to provide excellent customer service.
*Maintain a professional but energetic and pleasant attitude at all times.

Reporting to the President, the successful candidate will manage four market rate properties in the greater Kingsport, TN area. S/he will be charged with developing and implementing strategies to increase occupancy and net operating income for this portfolio. Maintenance Technician, January 16, 2012: 

RAM Partners, LLC is seeking a Maintenance Technician for an new, upscale apartment community in the downtown area. This technician is required to perform duties that include knowledge of residential electrical, plumbing, carpentry, HVAC, and household appliance troubleshooting, repair, and replacement. Knowledge of swimming pool maintenance a plus. HVAC certification preferred, but not required. Candidates must be willing and able to obtain an HVAC Certification within 60 days of employment and be able to work independently.

  • Have 1 -2 years previous experience in residential maintenance or related field.
  • Be willing to work on-call.
